Lease Applicants Frequently Asked Questions.

A: When you attend a rental property inspection with us, you will be given from us an information sheet with the online web address for the online application form.

A: The length of time it takes for an application to be processed is defined by,
1. when the application is received, and
2. how easy it is to communicate with you.
Applications are checked during business hours as they arrive in the application inbox.
This means late applicants often miss out.
When your application is being processed, we may need to contact you to clarify items or have additional questions that the property owner has requested answers for. Please make sure that your contact details are correct and that you watch your phone for calls from us. If we can’t get in touch with you by phone, we may move on to the next application in line.

A: When your application has been accepted you will be required to pay a deposit which is one week’s rent. The deposit secures the property and prevents the landlord from accepting another tenant. Once you have paid the deposit should you change your mind and not proceed with the lease agreement you will lose the paid deposit to the landlord. This happens because the landlord may have declined other tenants in your favour and may need to re-advertise the property meaning the property remains vacant for longer period than if you were to proceed with the lease agreement. The deposit comes off the total amount payable which is 6 weeks.

Only when your application has been successful you will be asked to pay a deposit into the Fusion Realty Trust Account. The Deposit is one week’s rent and comes off the total amount owing. Once you pay a deposit when your application has been successful if you change your mind you may lose the deposit as we may have turned other applicants away in your favour.

A: All Fusion Realty residential properties have telephone lines connected to the inside of the property. This means you will be able to connect ADSL internet to the property. We recommend TPG as an internet provider. Please understand this does not mean you will be able to get a NBN connection. Most properties do not have the NBN fibre network in the street. Internet providers may try to sell you an NBN alternative, and call it NBN. This alternative is cable which goes through the old pay tv network and is unreliable. Our properties are not required to be connected to the old cable pay tv network. Make sure you insist on getting an ADSL connection. All internet connections are at the tenants cost.

A: All Fusion Realty residential properties have the utilities physically connected to the properties. This includes electricity, and water. Gas connections are not at every property. It is a tenant’s responsibility to arrange payment utilities such as electricity and gas. This is done by opening an account online with one of the providers. If water usage is payable it would only be what is termed excess water usage. If you conserve water you will not get an excess water usage bill from us.All electricity and gas bills are at the tenants cost. This can be done after you have signed the lease agreement
